The former Kebun Baru primary school in Ang Mo Kio is to be used for high-rise residential housing
If a proposal to amend the Urban Redevelopment Authority (URA’s) masterplan is approved, the site of the old Kebun Baru primary school in Ang Mo Kio will be cleared to allow for the construction of high-rise residential developments.
URA published its proposed amendments on January 19, and said that the modifications to land parcels at Ang Mo Kio Avenue 2 were intended to allow for future residential development with high density.
Former Kebun Baru primary site, located 1km away from Mayflower station along the Thomson-East Coast Line. The area is 1.82ha or two and a half football fields.
Changes include the rezone of an educational facility and site open for road and residential use.
Kebun Baru Primary was established in 1985 and occupied this site until January 2002 when it merged into Ang Mo Kio Primary. In May 2002, the merged school relocated to 20 Ang Mo Kio Avenue 3.
Hillock Green Condo
The site of the former Kebun Baru Primary School was then used as a holding location for several schools that were being upgraded, such as the primary school section of CHIJ St Nicholas Girls’ School from 2010 to 2013, Anderson Primary from 2014 to 2015 as well as Mayflower Primary and the MOE Kindergarten@Mayflower from 2019 to 2022.
According to the Housing Board’s circular, demolition work began on the old Kebun Baru primary school in the third quarter 2023.
Analysts say that any new residential development built at the Mayflower MRT Station will appeal to homebuyers, due to the proximity of the station and several schools.
Singaporeans who have school-going children may find the site appealing, as CHIJ St Nicholas Girls’ School is nearby, along with Ai Tong School and Rosyth Prima.
The site can be developed for either private or public housing. It could yield 750 condo units or between 500 and 550 HDB apartments.
Ms Sun said that if an HDB development is constructed on this site, the project may fall under Plus flat model, as the Mayflower MRT is located within walking distance. The Plus flats tend to be in more desirable locations, such as near MRT station and town centers.
It is likely that it will be a 99 year leasehold project, with approximately 750 units. It is not large enough for an HDB build-to-order project. Mr Mak also added that it will make a good location for new housing.
Ang Mo Kio has a limited supply of new homes.
The Ang Mo Kio site isn’t the only one that has been designated for residential development. In December 2023, it was proposed to convert the former Guangyang primary school site at Bishan Street 12, into a residential area.
Guangyang Primary, established in 1918 and merged with Townsville Primary in January 2023, moved to the Townsville Primary location in Ang Mo Kio Avenue 10.
